Henderson Land's substantial and diverse property investment portfolio mainly comprises offices and shopping arcades, which collectively account for about 91% of our investment properties in gross floor area terms. The Group also owns a number of residential properties and industrial/office buildings, making our investment portfolio more balanced and diversified.
The International Finance Centre (ifc) complex on the waterfront in Central is one of the most significant properties to join the portfolio and is representative of our commitment to excellence in product quality and service delivery. Situated at the heart of Hong Kong's CBD, this award-winning development comprises a unique combination of prestigious offices, high-end shopping and entertainment outlets, and one of the world's finest hotel cum suite hotels. ifc's success is reflected in the numerous accolades it has collected since completion in 2006, ranging from awards for excellence in design and construction to the achievements of its shopping mall and hotel.
We are now employing this winning formula in other developments in Hong Kong and mainland China. For example, Manulife Financial Centre, another international-grade commercial development, is strategically located in Kwun Tong at the heart of Kowloon East and is setting a precedent for the regeneration of the older industrial districts of Hong Kong. The development incorporates over 1 million sq. ft. of office space linked with excellent facilities for leisure, entertainment and fine dining.
Our investment portfolio also includes 4.6 million sq. ft. of shopping arcade or retail space, with large-scale shopping centres located in strategic locations above or adjacent to MTR stations on Hong Kong island, Kowloon and throughout the New Territories. Examples include The Metropolis, Sunshine City Plaza and City Landmark II, all of which have recorded almost full occupancy.
Our portfolio is constantly expanding as new developments come on stream, providing us with a steady and large recurrent income base.
