Fittings & Finishes Schedule (Typical Floor)
External Wall
: Ceramic tiles and Polyurethane coating on the external walls of residential towers.Natural granite, tiles, aluminium panel and ceramic tiles on the external walls of the podium.
Internal Wall
:

Internal walls of residential units being HardiWall finished with emulsion paint on skim coat.

The inner face of in-situ concrete walls to be finished with emulsion paint on cement and sand plastering. Precast facade to be finished with emulsion paint on skim coat.

Flooring
: Oak engineered timber flooring with solid wood skirting or trunk skirting in all residential units. Granite flooring to be installed at the border of the living / dining rooms with balconies.
Window
: Aluminium window frames with fluorocarbon coating (green or grey colour) and tinted glazing to be installed at residential units.
Bay Window
: Granite window sill boards at bay windows inside bedrooms of residential units. Bay windows inside maid's room to be finished with plastic laminate.
Door
:

Solid core timber entrance door to be finished with plastic laminate and stainless steel strips. Door frame being teak wood. Deluxe door lock and viewer are installed at the entrance door.

Bedroom, bathroom and kitchen doors are finished with plastic laminate. Door frames to be of teak wood stained with colour. Granite threshold to be installed at the doors of entrance, bathroom and kitchen.

Bathroom
:

Floors to be finished with mosaic tiles / Italian homogeneous tiles. Internal walls to be finished with coloured-back glass / mosaic tiles / Italian homogeneous tiles (aluminium panel for some flats) up to the line of metal false ceiling. Mirror with wall lamp, glass shelves or mirror cabinet to be installed. De-fogging mirror (or mirror cabinet) to be installed inside master bathroom. High quality sanitary wares, fittings and accessories include: "ART CERAM" washbasin, "TOTO" bathtub, "DURAVIT" water closet, "FANTINI" basin mixer and shower head, vanity cabinet finished with "MILAN" counter-top, shower curtain rod, towel rail and toilet paper holder. Venetian blind to be installed for window (except master bathrooms of Flat A and B of Tower 3 and all maid's bathrooms) and exhaust fan to be installed in all bathrooms (except all maid's bathrooms).

For master bathroom of Flats A and B of Tower 3, floors to be finished with Italian homogenous tiles. Walls to be finished with mosaic tiles / coloured back glass / mirror / Italian homogeneous tiles up to the line of gypsum board false ceiling and de-fogging mirror cabinet. High quality sanitary wares, fittings and accessories include: "DURAVIT" wash basin, "DURAVIT" water closet, whirlpool type bathtub, "HANSGROHE" basin mixer and shower head, marble counter-top cabinet, shower curtain rod, towel rail and toilet paper holder.

(Remarks: Wall-mounted mirror / mirror cabinet back is in plywood backing, walls behind the basin cabinets to be in ceramic tiles.)

Unit bath system is provided inside Flat H of Tower 5. The floor of the unit bath to be finished with Italian homogeneous tiles. Internal walls to be finished with metal panel / mirror / plastic laminate / Italian homogeneous tiles up to the line of metal false ceiling. Vanity cabinet, wash basin and "FANTINI" basin mixer to be installed inside the unit bath. Other facilities include shower compartment, "FANTINI" shower mixer and shower head, "DURAVIT " water closet, exhaust fan and Venetian blind.

Kitchen
:

Floors to be finished with Italian homogeneous tiles. Internal walls to be finished with Italian homogeneous tiles up to the line of metal false ceiling (except areas behind the kitchen cabinets). Colored back glass to be installed at the splash-back.

"TGC PREMIER SELECT" kitchen cabinets, "MILAN" counter-top and sink with mixer are installed. Two-bedroom units and three (or above)-bedroom units to be provided with "TGC" 2-burner and 3-burner glass-top built-in hob respectively. Other facilities include "TGC-GLIDE" exhaust hood, "TGC" refrigerator and washer-dryer.

Other accessories include built-in refuse bin, cutlery tray, soap dispenser and stainless steel drain basket.

An open pantry with "TGC PREMIER SELECT" cabinets, "MILAN" counter-top and sink with "HANSA" mixer to be provided inside Flat H of Tower 5. Other facilities include electric hob, "TGC" washing machine and "TGC - ELISLIM GEA" re-circulation-type exhaust hood.

: Floors to be finished with natural granite / homogeneous tiles. Metal railing / glass balustrade is provided. Partition walls to be finished with Polyurethane coating, some with metal grille provided at the upper portion.
Balcony and Utility Platform
:

Floors to be finished with natural granite. Those individual utility platforms not directly abutting the living / dining room to be finished with homogeneous floor tiles.

Walls to be finished with polyurethane coating with granite / homogeneous tile skirting. Glass balustrade / metal railing to be provided at balcony and utility platform. Light fitting to be provided.

G/F & L6/F
Shuttle Lift Lobby

:

The shuttle lift lobby to be decorated with patterned granite flooring, marble and decorative wall panels up to the line of false ceiling.

False ceiling with special-designed light fittings and air-conditioning system to be installed.

Residential Floor Lift Lobby
:

Tower entrance lobbies at L6 to be decorated with granite flooring and marble wall finish up to the line of false ceiling. False ceiling with light fittings and air-conditioning system to be installed.

Typical lift lobbies to be decorated with stone flooring and stone / homogeneous tiles / plastic laminate / metal wall panels up to the line of false ceiling and bulkhead. False ceiling and bulkhead with light fittings to be installed.

Sky Garden
: Sky garden is located on 47/F of each residential tower. Floors to be finished with artificial and natural granite. Walls to be finished with artificial granite tiles and painting. Decorative sculptures and benches to be also provided.
Lift
:

"HITACHI" lifts to be installed for this development. Five high-speed lifts to be provided for each tower of 1, 2, 5 and 6, and four high-speed lifts for Tower 3, which serve all residential floors and L6. Two lifts of each tower also serve the carparking levels (L1, L2 and L3) and the sky garden level (47/F).

Typical lift cars in residential towers to be decorated with granite flooring and marble / plastic laminate / mirror wall panels.

Six lifts to be provided at the shuttle lift lobbies, four of which serve both G/F and L6, while the others serve also the carparking levels (L1, L2 and L3). Granite flooring and marble / mirror / glass wall panels to be provided for the lift car interior.

There are also one service lift serving L1 and L5, one clubhouse lift serving L5 and L6, and one extra lift serving the car parking levels (L1, L2 and L3).

Electricity and Telephone Outlet
: Concealed electrical wiring and telephone lines to be installed inside each residential unit (Note: the wire between socket / connection unit and the appliances to be exposed). Telephone points to be provided inside living room and master bedrooms. An electrical outlet is also provided inside master bathroom for appliances like hairdryer, electrical heater, etc.
TV Facility
: Communal TV/FM points to be provided inside living room and all bedrooms.
Video Signal Connection Port
:

Two video outlet points each to be provided inside living / dining room, kitchen and all bedrooms.

Broadband Network
: Broadband network to be reserved for all residential units for the connection of broadband services.
Air-conditioner
: Living / dining rooms to be provided with "MIDEA" split-type air-conditioners except Flat F of Tower 6 which to be provided with "MIDEA" window split-type air-conditioners. Bedrooms to be provided with "MIDEA" window type air-conditioner / window split-type air-conditioners except Flat H of Tower 5 to be provided with "MIDEA" split-type air-conditioners.
Town Gas
: Town gas piping to be installed for all residential units for residents to apply for their own service.

: One to three "TGC" or "SIMPA" instantaneous water heaters to be provided for all residential units. (Water heaters of some residential units to be located inside kitchen.)
Security System
:

CCTV systems connected to management office to be installed inside all lifts. Visitor door phone with panic alarm button and wireless panic pendant system to be provided for each residential unit.

Entrance lobbies to be provided with visitor panel, smart card reader and security door lock.

Refuse Collection Facility
: Each residential tower to be provided with a dual-chute refuse collection system for general refuse and the recycles.
Gondola
: The upper roof of each residential tower to be provided with a gondola system so as to facilitate future repair and maintenance of the external walls.
Letter Box
: Mail room to be provided at L6 for each residential tower. Letter box to be provided for each residential unit.
Remarks
: All other items not specified or any changes should refer to the final approval by the Government. The developer reserves the right, based on actual circumstances or in accordance with the Architect's direction, to substitute the intended materials as listed on the above Fittings and Finishes Schedule with other materials of comparable quality and standard.
