External Wall

Ceramic/mosaic tiles and spray-paint on the external walls of residential tower. Ceramic mosaic tiles on the external walls of the podium facade.
Internal Wall
:
Internal walls of residential units being Infill Wall finished with emulsion paint on skim coat. The inner face of in-situ concrete walls of both residential units and shops to be finished with emulsion paint on cement and sand plastering.
Flooring
:
Teak wood flooring with solid wood skirting in all residential units. (except 5/F unit C with homogeneous tile flooring). Shop floors are finished with cement and sand plastering.
Window
:
Aluminum window frames with tinted glazing to be installed in all residential units.
Bay Window
:
Granite window ledge boards at bay window inside living/dining rooms and bedrooms of residential units.
Door
:
Solid core timber main entrance door to be finished with wood pattern plastic laminate. Doorframe being solid wood with deluxe door lock and viewer. Bedroom, bathroom and kitchen doors are finished with wood pattern plastic laminate. Granite thresholds to be installed at the doors of entrance, bathroom and kitchen.
Bathroom
:
Floor and walls to be finished with special imported ceramic floor tiles up to the line of aluminum false ceiling. Ceiling lighting to be installed. Mirror cabinet with "Corian" solid acrylic surfacing material counter-top to be installed. High quality sanitary wares, fittings and accessories include: "Jacob Delafon" bathtub, "Imperial" water closet, "Hansa" bath mixer/shower set, "La Torre" basin mixer, equipped with "Kanojisu" exhaust fan.
Kitchen
:
Floor to be finished with special imported ceramic floor tiles. Internal walls to be finished with ceramic/homogeneous tiles up to the line of aluminum false ceiling. Deluxe kitchen cabinets finished with "Avacor" solid acrylic surfacing material counter-top and sink with "Hansa" mixer installed. Other facilities include "TGC" 3 burners gas hob, "Philco" exhaust hood, "Haier" washing-drying machine, "Zanussi" refrigerator and "Kanojisu" exhaust fan.
Balcony and Utility Platform
:
Floors and walls to be finished with imported ceramic floor tiles. Metal railing to be provided.
G/F Lift Lobby
:
Lift lobby to be finished with natural stone flooring. Walls to be finished in natural stone/etched pattern glass panels/wood veneer and other decorative finishes. False ceiling shall be provided with special-designed light fittings with air-conditioning system to be incorporated.
Residential Floor Lift Lobby
:
Decorated with imported ceramic floor tiles and ceramic tiles/etched pattern glass panels/metallic panels/wood pattern plastic laminate wall finish up to the line of false ceiling with light fittings.
Lift
:
"Mitsubishi" lifts to be installed for this development. Two high-speed lifts to be provided travelling among G/F to 29/F.
Electricity and Telephone Outlet
:
Concealed electrical wiring and telephone lines to be installed inside each residential unit (Note : the wire between socket/connection unit and the appliances to be exposed). Telephone points to be provided inside living room and master bedroom.
Satellite TV /
TV Facility
:
Communal TV/FM points to be provided inside living room and master bedroom. Cable TV network to be reserved for all residential units for residents to apply for their own service.
Broadband Network
:
Broadband network to be reserved for all residential units and shops for the connection of broadband services.
Air-conditioner
:
Living/dining room to be provided with "Trane" split-type air-conditioners. Other bedrooms to be provided with "Trane" window-type air-conditioners.
Town Gas
:
Town gas piping to be installed for all residential units and shops (except shops D and E) for users to apply for their own service.
Water Heater
:
One "TGC" instantaneous water heater to be provided for each residential unit.
Security System
:
CCTV system connected to management office to be installed inside all lifts. Door phone with panic alarm button to be provided for each residential unit.

:
Letter box to be provided for each residential unit at G/F lift lobby.

:
All other items not specified or any changes should refer to the final approval by the Government. The developer reserves the right, based on actual circumstances or in accordance with the Architect's direction, to substitute the intended materials as listed on the above Fittings and Finishes Schedule with other materials of comparable quality and standard.
