An innovative but balanced mix of
land use is proposed for the site, including Metro Park
and a network of district and local open spaces (102.5
hectares, or 31.3% of the total area), government, institutional
and community facilities (44.5 hectares), residential
development (43 hectares), multi-purpose stadium complex
(23.2 hectares), commercial development (20.3 hectares),
cruise terminal (7.6 hectares) and tourism node (5.7
hectares)
Cruise Terminal and Tourism
Node
Adjacent to the new cruise terminal, which can berth two
mega cruise ships, will be a tourism node featuring a cross-boundary
heliport, Runway Park, and a huge variety of dining, entertainment
and retail facilities plus around 6,800 hotel rooms.
Multi-purpose Stadium Complex
The complex is composed of a main stadium with 45,000 seats,
a secondary stadium with 5,000 seats, and an indoor sports
arena with 4,000 seats. The main stadium, prominently positioned
on the waterfront, will become a new Victoria Harbour icon.
Dining Cove
Dining Cove is situated at the convergence of the promenades
spanning the Grand Waterfront, stadium complex and Metro
Park on Runway, where it offers diners a panoramic view
of Victoria Harbour.
Metro Park and Open Spaces Network
The 24-hectare Metro Park, merging with an extended promenade
around the runway and along the south apron area, is three
times the size of the Hong Kong Park. A total of 102.5
hectares will be reserved for open spaces including parks,
civic squares, landscaped decks, landscaped elevated walkways
and promenades, making Kai Tak a green paragon of urban
landscape design.
Runway Precinct
A 30m wide pedestrian boulevard, with leisure, retail, dining,
cultural, performance and exhibition facilities on both
sides, will link up with Metro Park and the tourism node.
Commercial Belt and Station Square
Around the future Kai Tak Station of the Shatin to Central
Link and above the railway terminal will be a belt of high-quality
office buildings blending with hotel and retail developments
including an underground shopping street offering around
700,000 sq.m. of non-domestic gross floor area.
