Natural stone flooring with oak wood skirting to be installed in all residential units.

Window :
Aluminum window frames in natural anodized finish with green tinted glazing to be installed in all residential units. Daylight sensor to be provided to control the operation of electrical curtain.
Bay Window : Granite windowsill boards to be fixed at bay windows inside the bedroom of all residential units.
Door :

Solid core timber entrance door to be finished with wooden veneer and hard wood doorframe stained with colour. (Note: Entrance door for units from 58/F to 62/F to be finished with "EBONY" veneer).

Deluxe fingerprint door lock and viewer are to be installed at the entrance door. Bedroom, bathroom and kitchen doors are to be finished with wooden veneer and hard wood doorframe stained with colour. Natural stone thresholds to be installed at the doors of entrance, bathroom and kitchen.

Kitchen :

Floor to be finished with crystallized glass stone or natural stone. Internal walls to be finished with crystallized glass stone and stainless steel decorative panels up to the line of aluminum false ceiling (area behind the kitchen cabinets to be finished with white ceramic tiles). Light fittings to be provided.

"POGGENPOHL" kitchen cabinets, white satin finish glass counter-top and sink with "AXOR" mixer to be installed.

Other facilities provided include "MIELE" wok-hob and double-burner hob, "MIELE" steamer, "MIELE" barbecue grill and oven (except Flats A & H), "MIELE" cooker hood, "MIELE" free-standing type fridge and freezer ( SIEMENS" built-in type fridge and freezer to be installed for Flats A & H), "MIELE" built-in type washer-dryer and "SAMSUNG" LCD TV/kitchen TV or monitor of comparable quality and standard.

Bathroom
(except Maid's Toilet) :

Floor to be finished with natural stone. Internal walls to be finished with natural stone and bronze mirrors up to the line of aluminum false ceiling (area behind the vanity and mirror cabinets to be finished with white ceramic tiles).

Vanity cabinet finished with granite counter-top and mirror cabinet to be installed. High quality sanitary wares include "DURAVIT" water closet and "TOTO" bathtub. (Note: "ROCA" whirlpool type bathtub with Crystallized Glass Stone apron to be installed in master bathroom. Shower tray with "HANSGROHE" shower column and "PROVEX" shower seat are to be installed for Flats A & H from 58/F to 62/F)

"FANTINI" shower mixer with shower head, "VILLEROY & BOCH" wash basin and "FANTINI" basin mixer or "JADO" shower mixer with shower head, "FLAMINIA" wash basin and "JADO" basin mixer to be installed.

Other fittings and accessories include toilet paper holder, curtain rod and towel bar. "IMASU" exhaust fan, wired telephone set and "SAMSUNG" LCD TV/ bathroom TV of comparable quality and standard will also be provided.

Balcony and Utility Platform : Floors to be finished with natural granite and walls to be finished with ceramic mosaic tiles. Glass balustrade and/or metal railing to be installed and light fittings to be provided.
Roof :

Each executive unit on 62/F (except Flats A & H) has its own staircase giving access to private roof. Floor to be finished with natural granite/homogenous tile/wood deck. Internal walls to be finished with ceramic mosaic tiles. Planter walls to be finished with granite. Outdoor cold/hot water whirlpool type jacuzzi, BBQ stove and sink with mixer to be provided.

Residential Floor Lift Lobby :

Each residential tower entrance lobby on P/F to be finished with natural stone flooring. Internal walls to be decorated with natural stone, patterned fibre-glass panels, fibre-glass picture frames and bronze mirrors, and fitted with wall lamps up to the line of false ceiling. False ceiling with special-designed chandelier/light fittings and air-conditioning system to be installed.

Lift lobby on each residential floor to be finished with natural stone flooring. Internal walls to be decorated with natural stone, wood veneer finish and black mirrors up to the line of false ceiling and bulkhead. False ceiling and bulkhead with light fittings to be installed.
(Note: Lift lobbies on 58/F to 62/F to be decorated with natural stone floorings and natural stone/ "EBONY" veneer/black mirror wall panels. False ceiling and bulkhead with crystal chandelier to be installed).

Electricity and Telephone Facility : Electrical outlets and telephone points to be provided inside living/dining room and all bedrooms. "CLIPSAL" face plate to be installed for switches and sockets.
TV and Audio Facility : Communal TV/FM points to be provided inside living/dining room and all bedrooms. Acoustic conduits and outlets for connection of surround sound system/home theatre system to be provided in all residential units.
Video Signal Connection Port :
Video outlet points to be provided inside kitchen and all bedrooms.
Broadband Network : Broadband network to be reserved for all residential units for the connection of broadband services.
Home Automation System : Intelligent home automation system to be provided for the remote control of lightings and air-conditioners. Childcare video surveillance system to be installed in bedroom for connection with the kitchen LCD TV. Infra-Red motion detector to be installed in bathrooms and corridors.

Visitor panel, smart card reader and security door lock are to be provided at the entrance lobby of each residential tower.
Letter Box : Letter-box to be provided for each residential unit at the entrance lobby on P/F of each residential tower.
Remarks :

All other items not specified or any changes should refer to the final approval by the Government. The developer reserves the right, based on actual circumstances or in accordance with the Architect's direction, to substitute the intended materials as listed on the above Fittings and Finishes Schedule with other materials of comparable quality and standard.

"Executive Unit" refers to the following 294 residential units: Flats C & F on 45/F to 57/F and Flats A, C, D, F & H on 58/F to 62/F of Tower 1 to 3; Flat C on 25/F to 42/F, Flats C & F on 45/F to 57/F and Flats A, C, D, F & H on 58/F to 62/F of Tower 5; Flats C & F on 25/F to 57/F, Flats A, C, D, F & H on 58/F to 61/F and Flats C, D & F on 62/F of Tower 6.

For those fittings and finishes of "External Wall" "Internal Wall" , "G/F & P/F Shuttle Lift Lobby" , "Sky Oasis" and "Lift" not mentioned in the above schedule, please refer to the "Fittings and Finishes Schedule of Typical Units".
