External Wall :

Ceramic mosaic tiles to be used on the external walls of all residential towers. Curtain walls, aluminum panels and ceramic mosaic tiles to be used on the external walls of the podium.

Internal Wall : Internal walls of residential units being HardiWall finished with emulsion paint on skim coat. The inner face of in-situ concrete walls to be finished with emulsion paint on cement and sand plaster, while that of precast facade to be finished with emulsion paint on skim coat plaster. Ceiling to be finished with emulsion paint on skim coat.
Flooring :
Oak engineered timber flooring with oak wood skirting to be installed in all residential units.
Window :
Aluminum window frames in natural anodized finish with green tinted glazing to be installed in all residential units.
Bay Window : Granite windowsill boards to be fixed at bay windows inside the bedroom of all residential units.
Door : Solid core timber entrance door to be finished with wooden veneer and hard wood doorframe stained with colour. Deluxe fingerprint door lock and viewer are to be installed at the entrance door. Bedroom, bathroom and kitchen doors are to be finished with wooden veneer and hard wood doorframe stained with colour. Natural stone thresholds to be installed at the doors of entrance, bathroom and kitchen.
Kitchen :

Floor to be finished with crystallized glass stone. Internal walls to be finished with clear mirror/tempered glass panels with grey coating and stainless steel decorative panels up to the line of aluminum false ceiling (area behind the kitchen cabinets to be finished with white ceramic tiles). Light fittings to be provided.

"LEICHT" kitchen cabinets, "STARON" counter-top and sink with "AXOR" mixer to be installed. Other facilities provided include "TGC" 2-burner glass-top built-in hob, "MIELE" microwave oven and cooker hood, "SIEMENS" built-in type fridge and freezer, "SIEMENS" built-in type washer-dryer and "SAMSUNG" LCD TV/kitchen TV or monitor of comparable quality and standard.

Bathroom :

Floor to be finished with crystallized glass stone. Internal walls to be finished with natural stone and bronze mirrors up to the line of aluminum false ceiling (area behind the vanity cabinet to be finished with white ceramic tiles). Vanity cabinet to be finished with marble counter-top and mirror cabinet to be installed. High quality sanitary wares include "DURAVIT" water closet and "TOTO" bathtub.

"FANTINI" shower mixer with shower head, "VILLEROY & BOCH" wash basin and "FANTINI" basin mixer or "JADO" shower mixer with shower head, "FLAMINIA" wash basin and "JADO" basin mixer to be installed.

Other fittings and accessories include toilet paper holder, curtain rod and towel bar. "IMASU" exhaust fan, wired telephone set and "SAMSUNG" LCD TV/ bathroom TV of comparable quality and standard will also be provided.

Balcony and Utility Platform : Floors to be finished with natural granite and walls to be finished with ceramic mosaic tiles. Glass balustrade and/or metal railing to be installed and light fittings to be provided.
G/F & P/F Shuttle Lift Lobby :

G/F main shuttle lift lobby to be finished with natural stone flooring. Internal walls to be decorated with natural stone, patterned fibre-glass panels, mirrors and wall lamps. False ceiling with special-designed chandelier/light fittings and air-conditioning system to be installed.

G/F to 3/F secondary shuttle lift lobby to be finished with natural stone flooring. Internal walls to be decorated with natural stone. False ceiling and bulkhead with light fittings to be installed.

The secondary shuttle lift lobby on P/F to be finished with natural stone flooring. Internal walls to be decorated with natural stone, patterned fibre-glass picture frames, bronze mirrors and wall lamps. False ceiling with special-designed chandelier/light fittings and air-conditioning system to be installed.

Residential Floor Lift Lobby :

Each residential tower entrance lobby on P/F to be finished with natural stone flooring. Internal walls to be decorated by natural stone, patterned fibre-glass panels, fibre-glass picture frames and bronze mirrors fitted with wall lamps up to the line of false ceiling. False ceiling with special-designed chandelier/light fittings and air-conditioning system to be installed.

Lift lobby on each residential floor to be finished with natural stone flooring. Internal walls to be decorated with natural stone, wood veneer finish and black mirrors up to the line of false ceiling and bulkhead. False ceiling and bulkhead with light fittings to be installed.

Sky Oasis : Floor of Sky Oasis located on R2/F of each residential tower to be finished with gravel and homogenous tiles. Walls to be finished with ceramic tiles and homogenous tiles. Decorative sculptures and benches to be fixed and installed.
Lift :

Each residential tower will be served by four high-speed "FUJITEC" lifts. The typical lift cars in each residential tower to be decorated with natural stone flooring. Internal walls to be finished with natural stone, "EBONY" wood veneer wall panels and black mirrors. Black mirror finish stainless steel false ceiling with light fittings to be installed. Air-conditioner and "IONFUL" air-purifier are to be provided inside the passenger lift cars.

On the podium deck, there will be five passenger lifts, two service lifts and one scenic lift. Besides, there will be two lifts and two escalators reserved for the shopping arcade.

Electricity and Telephone Facility : Electrical outlets and telephone points to be provided inside living/dining room and all bedrooms. "CLIPSAL" face plate to be installed for switches and sockets.
TV and Audio Facility : Communal TV/FM points to be provided inside living/dining room and all bedrooms. Acoustic conduits and outlets for connection of surround sound system/home theatre system to be provided in all residential units.
Video Signal Connection Port :
Video outlet points to be provided inside kitchen and all bedrooms.
Broadband Network : Broadband network to be reserved for all residential units for the connection of broadband services.
Home Automation System : Intelligent home automation system to be provided for the remote control of lightings and air-conditioners. Childcare video surveillance system to be installed in bedroom for connection with the kitchen LCD TV.
Air-conditioner : All bedrooms, living/dining rooms to be provided with "ELECTROLUX" window-type air-conditioners.
Town Gas : Town gas piping to be installed in all residential units for residents to apply for their own services.

Visitor panel, smart card reader and security door lock are to be provided at the entrance lobby of each residential tower.
Letter Box : Letter-box to be provided for each residential unit at the entrance lobby on P/F of each residential tower.
Remarks : All other items not specified or any changes should refer to the final approval by the Government. The developer reserves the right, based on actual circumstances or in accordance with the Architect's direction, to substitute the intended materials as listed on the above Fittings and Finishes Schedule with other materials of comparable quality and standard.
