Today marks the 50th anniversary of Henderson Land Development Company Limited (“Henderson Land” or “the Group”) (Stock code: 12), which will be celebrated with a series of events and programmes. The Group also announced today that The Henderson – its Super Grade A commercial development in Central – has achieved a record-high occupancy rate of 90%. Meanwhile, steady progress continues at another flagship project, Central Yards on the New Central Harbourfront, with the first phase scheduled to top out in the second quarter of this year and targeted for launch in 2027.

The Henderson’s occupancy rate reaches 90%
Henderson Land’s Super Grade A commercial development, The Henderson, continues to attract top-notch tenants, including leading international corporations, renowned brands and organisations offering professional services.
Recently, the building’s occupancy rate reached 90%, with multinational companies and financial institutions among its notable tenants, including: global alternative investment firm Point72; secondary private assets market investor Coller Capital; global growth equity firm General Atlantic; hedge fund firm Aeonea; investment management company Cohen & Steers; law firm Akin Gump Strauss Hauer & Feld LLP; Japanese law firm Nishimura & Asahi; luxury watchmaker Audemars Piguet; and art and luxury auction house Christie’s.
The Henderson is the first development in Hong Kong to receive 10 top-tier certifications in green building, wellness, smart offices and sustainable living, including LEED, WELL, BEAM Plus, and the China Green Building Evaluation Label. It is also the first project in China to receive full marks in the SmartScore Certification and China Smart Building Certification. The project has garnered numerous international architectural and sustainability awards, underscoring the Group’s leadership and commitment to creating high-quality, sustainable landmarks that are widely recognised on the global stage. Central Yards’ phase one to top out in Q2 2026
Following The Henderson, the Group unveiled a new flagship project, Central Yards, a mixed-use development on the New Central Harbourfront, with over 1.6 million square feet of gross floor area. Phase One is scheduled to top out in Q2 this year and to open in 2027, with Phase Two planned for completion in 2032. The project is poised to become a global harbourfront icon, offering an integrated mix of retail, business, culture, arts, nature and entertainment, transforming the cityscape of Hong Kong.
To date, more than 70% of Phase One’s office and ancillary floor space has been leased, including the largest single office leasing transaction in Hong Kong’s Central Business District in decades.
